Frequently Asked Questions

Home renovation projects can sometimes be stressful and disruptive, especially when attempting to DIY. That’s why we are here to DI4Y.  Our goal is to minimize that stress and deliver a quality product that goes beyond your expectations. We want to help you build   your dreams. But we’re sure you have a few questions, so take a look at these FAQs and contact us with any other questions you may have.

 

How do I measure my kitchen?

This is the FIRST step to the process.  You will work directly with an Osprey Bay Professional kitchen designer to ensure that your ideas are translated into a plan that will ultimately become your new Dream kitchen. We will come to your site and measure your space. You will receive a hand sketch with the pertinent data needed to begin the design process. This process takes anywhere from 15minutes to 1 hour.

 

Following the home measurement, our kitchen coordinator will contact you to schedule a follow-up meeting to discuss the design, floor plan and proposed project. At this point, important decisions are made in regards to your kitchen cabinet design and overall remodel, so all interested parties should attend. Typically this next meeting can be held about a week of the first one, or after the completion of the design if you are utilizing our design services. We are available  to meet with you at your convenience during weekdays, evenings or even weekends, if necessary.

 

Do you offer design help?

As a full-service company, we have a full staff of fully experienced professional designers in-house to assist you with your kitchen design. Form and function are crucial to the successful kitchen remodel project.  Following the measurement, the designer will collaborate with you to gather the other pertinent information necessary to plan your new kitchen design. Your designer will create a floor plan and layout for cabinets, countertops and appliances, based on the ideas discussed regarding “how you use” your kitchen. You may discuss cabinet styles, back splash, flooring, lighting, color and more options. This is an essential part of the process to insure  your ideas with your design consultant so they can accurately capture your project in detail.

Our design services typically includes the floor plan and 3D designs, and up to two revisions, if needed. Once the plan is decided upon, a proposal is prepared in detail with tasks and costs associated with your project.

How does your proposal Process work?

Every project is different.  When beginning the design process, there are many variables to take into account depending upon the complexity of your remodel.  Your project may be a basic update of the space replacing cabinets, countertops and maybe repainting or your project may be a complete transformation of the space including expanding the room.  Whichever it might be, your project is very important to us.  It generally takes about a week for us to assemble all of the information for us to re-visit and discuss your project.  Once the proposal is ready one of our coordinators will contact you to schedule an appointment to go over the project in detail.  This second visit typically takes between one and two hours.

 

What are the next Steps?

When everything is agreed to and signed off on, a project manager is assigned to your project.  The project manager will contact you prior to the start-date for an introduction and to schedule a pre-construction meeting.  At the meeting we will answer any questions or concerns you might have prior to the commencement of your project.  The project manager will oversee the job from day one and will be your go-to person for any questions that may arise during the project, and will walk you through your completed project to make sure it meets your expectations.

 

What about demolition and disposal?

Demolition and disposal is serious stuff and can easily go awry, leading to potential risks and hazards, such as electrical shock, gas leaks and flooding.  That’s why we recommend leaving it to the professionals.  At Osprey Bay, we have years of experience in properly handling demolition and lawful disposal.  We make sure all appropriate shut-off’s are located and utilized before sinks, faucets and garbage disposals are carefully disconnected from waste and pressurized supply lines.  We ensure that appliances are disconnected from electrical, supply, waste and gas connections before removing them.  We then carefully store items that will be reused or lawfully dispose of discarded materials.

What if I live in a high rise Building

Osprey Bay is very experienced with working in high rise buildings and the special requirements these situations present.  We are familiar with everything from building access to working with the engineering staff of the building to obtain the appropriate permissions.

 

Can you assemble the cabinets?

We would be happy to assemble flat packed cabinets and install them according to your approved floor plan, including end panels, toe kicks and handles (as long as they are available during installation) and other hardware.  It is generally not advisable to completely assemble flat packed cabinets and then install them. Although assembly and installation are available as separate services, we strongly recommend that you do not assemble or have us completely assemble cabinets prior to installation.  Due to the potential for damage, it is best to leave cabinet doors in their packaging until cabinet boxes are in place.  Call for pricing.

 

Do you install appliances and do electrical or plumbing work?

Absolutely! Our service division is National Service Pros.  We have full staffs of licensed electricians, plumbers, heating and cooling technicians.  We do all of this work with our in-house techs because it allows us to control the quality, scheduling and costs of these services.   If it’s for your project, we can set it up and install it whether you choose to reuse your existing appliances or install new ones.  Because many times the projects we do are in older buildings, we offer a very economical service to survey the electrical, plumbing, heating and cooling systems and offer suggestions.  Everything from additional outlets to relocating appliances, to getting your systems “up to code”, we can help.

 

Do you fit countertops?

We can handle all aspects of your kitchen installation.  Although we are not a fabricator for solid surfaces like granite, Corian, and quartz, we work with several very reliable sources and coordinate the template and installation of these surfaces.  We can install other countertop materials such as butcher block, laminate, etc.  Keep in mind that if you elect to replace your top and not your cabinets, it will be necessary for us to come out and inspect your existing kitchen prior to the counter top installation. Will you deliver the cabinets?

With flat packed kitchen cabinets, each component is packed individually (e.g. frames, doors, drawers, dividers, legs, hinges, etc.).  An average kitchen of 10-15 cabinets will likely end up being packaged in 90 to 140 boxes.  Part of the Osprey Bay advantage in managing your project is our OPAD Service (Ordering, Pick-up and Delivery Service) and it is automatically provided to all our customers.  We can also help coordinate logistics for pre-assembled cabinets as well.

 

What does OPAD Service include?

OPAD means “Order, Pick-up and Delivery,” which means we will:

  • Completely order all of the components for the kitchen, including cabinets, doors, drawers, components and accessories needed for the project.
  • Pick-up the order and confirm that is complete.
  • Safely deliver your order to the job site.
  • Check the order for damaged goods and replace as necessary.

 

Although you may choose to opt out of the OPAD Service, we sincerely recommend that you do not.  If you opt out of the OPAD Service, an amount will be deducted from the total cost of the project; however, you will be responsible for the completeness of the order and any goods found to be damaged.  If any items are later found to be damaged or missing from the order, we will gladly pick them up or coordinate delivery.  However there will be an added charge for this service.  For items that should have been ordered, but were not, there will be a charge for the retail purchase price of the items, plus an additional service charge depending upon what is needed to procure the items.

How can I pay for my project?

We accept cash, checks and credit cards, including Visa, Master Card, American Express and Discover Card.  Let your designer know which method of payment you prefer.

 

What other things should I keep in mind?

1) We will do everything reasonably possible to make sure your kitchen is installed in a timely manner and with as little inconvenience to you as possible, however, there are some things that we encounter occasionally that are not apparent until we begin or are well into your project.  For example, we may find walls that need reinforcement or necessary repairs behind the cabinets once they are removed.  Occasionally sink cutoff valves will not shut off the water or they begin to drip when turned off after an extended period of non-use, and need replacement, etc.

We don’t build any additional cost into your proposal for these instances because they are dealt with on a case-by-case basis.  In most cases the project manager will facilitate the scheduling of any unexpected additional work that might need to be done.  We will react swiftly to minimize any delays or disruptions.  Unless otherwise identified in the contracted scope of work, this would be considered a change order and there would be additional charges to you.  The change order process would require that you agree to the charges and sign off on any additional work needed prior to this work beginning.

2) It is not unusual for clients to decide mid-project that they want to add or change some aspect of the job.  We will work closely with you to facilitate any required change orders you might request.  A change order form must be executed in order for a change to the project scope to occur.  Please note that the original completion date in your contract might need to be amended depending upon the additional scope of work.

3) In order to efficiently manage your project, we will not begin a project until ALL of the materials are on-site.  Some causes of delays have included back-order items, or client provided materials not on-site at project commencement.

4) Some preparations and precautions prior to our arrival on the job site will make things go much more smoothly and we would truly appreciate your cooperation:

  • Confine any pets to a safe part of the house.
  • Cover and unplug or temporarily relocate any electronic and/or computer equipment, etc., that might be in the vicinity of the project site.  Be aware that if fuses or circuit breakers are not clearly marked, we might accidently turn off the wrong one in search of the appropriate one.  We will do our best to avoid this situation.
  • We strongly suggest that you turn off the heating or air conditioning while we are working to avoid dust being circulated throughout the entire house.
  • If we are going to have to move the refrigerator, please remove all of the contents prior to our arrival.
  • As well, please make sure that all of the cabinets have been emptied.

 

5) If it will be necessary, we would appreciate it if you could please arrange with your building management/maintenance the use of elevators and loading zones.

6) If parking is at a premium, please let us know if there are special parking passes or designated parking.

7) If your condo or co-op requires our license or insurance information, please let us know in advance and we will gladly have that documentation available.

8) In certain appropriate situations, we will request your permission to install a yard sign indicating that Osprey Bay is installing your kitchen.

Once you finalize a design or plan and meet with the kitchen designer to review and finalize the project, you will be presented with a package of documents.  This is for your protection, as well as ours.  Good communication (especially in advance of project start-up) among all parties helps prevent any misunderstandings or missed expectations.  As such, we attempt to commit as much of this in writing as possible and we will provide you a complete set of these documents including a signed contract.  Please feel free to ask any questions you might have regarding the contents of the package.

 

What sort of warranty is included?

You have made a wise choice by choosing an experienced installer for your kitchen project.  We are proud of the installations we do and stand behind our work.  We warranty all of our installation work for a year.  A written warranty is contained in the package of documents you will receive.
